Why ISI Collective
I Spent 20+ Years Learning This the Hard Way. Now I’m Teaching It.
For years, people have reached out asking if I'd mentor them — show them how I actually do this. I always said no. I was too busy running my own projects, my own clients, my own builds.
What changed? I've got better systems in place now, and more bandwidth to do something that's actually close to my heart — helping people.
I get real joy out of helping people build the kind of life I've been blessed with. I've made the mistakes, built the relationships, and figured out the systems. Now I want to pour that into a small group of people who are serious about doing the same.
“As iron sharpens iron, so one person sharpens another.”
Proverbs 27:17
That's where the name comes from — and it's the closest thing to a mission statement I've got.
New Construction
Ground-Up Development Lets You BUILD the Value & Keep the Upside
This is the core of ISI Collective — build at cost, sell at market value, and create the potential for 6-figure profits on a single project.

The Process
Built From the Ground Up

The Standard
Build It Right

The Outcome
A Completed New-Construction Investment
The Journey
The 3-Phase Path to Your First Ground-Up Development
Every ISI member follows the same three core phases — designed to move you from financial readiness, to the right land, to a funded and active build.
Financial Assessment
Understand where you stand financially, whether you have the capital needed to move forward, and what may need to happen before pursuing the right opportunity.
Before you start looking at land, we first figure out where you stand financially.
Every member starts somewhere different. Some already have strong credit, available capital, business experience, and the ability to move quickly. Others may need additional preparation before taking on a real development project. ISI helps you understand factors such as:
- Available capital
- Credit position
- Financial readiness
- Current experience
- Available resources
- Overall ability to pursue a project responsibly
Know where you are before you start taking risk.
See whether you already have enough capital available to cover the deposit likely required to move forward.
If you already have sufficient capital, you may be able to skip certain business-funding preparation steps. If not, this is where we identify exactly what gap needs to be addressed.
Know whether the deposit is already covered — or what still needs to close the gap.
Clarify where you stand on liquidity and funding before you pursue the land or the deal.
This may include:
- Available liquidity
- Potential deposit requirements
- Business funding options, if needed
- Credit-related resources, if needed
- Capital preparation
- What may need to improve before pursuing the land or deal
This isn’t about funding the full project yet — it’s about knowing you’re positioned to pursue the right opportunity.
If something needs work before you are ready to build, identify it early.
Some members may need additional preparation involving:
- Credit improvement
- Credit repair resources
- Business funding
- Liquidity
- Capital preparation
The answer is not “you can’t do this.” The goal is to understand what needs to happen first.
Phase 1 Outcome
You leave Phase #1 financially assessed, strategically prepared, and ready to pursue the right land opportunity.
Find the Right Land
Find the right property, understand what can realistically be built there, and run the numbers before you commit.
Learn what to look for when identifying the right land for a viable development project.
Members will receive guidance around:
- Finding land that fits the intended build
- Evaluating location, lot characteristics, and development potential
- Leveraging off-market land opportunities and referral partners within our network
- Identifying red flags before spending time or money on the wrong property
The goal is not just to find land. It is to find land that has the potential to become a viable project.
Before you commit to the land, we help you look at the opportunity through the lens of the actual project — not just the property.
We review the numbers, the intended build, and the overall viability so you can make a more informed decision before putting money into it.
Understand the deal before you commit to it.
Run the numbers before you commit.

Construction Cost
What should it realistically cost to build the home?
Financing Cost
What will borrowing the money potentially cost?
Holding Cost
What expenses continue while you own and build the project?
Project Timeline
How long could your capital be tied up?
Potential Sale Price
What could the finished property realistically sell for?
Potential Margin
After the major expenses, is there enough opportunity left?
Risk
What could change the economics of the deal?
Member Resource — Deal Calculator
Access a deal calculator designed to help you model the financial side of a potential development before you commit.
A tool to help you evaluate opportunities more clearly and consistently — not a guarantee of profitability.
Know when to move forward.
At the end of underwriting, the decision should be based on:
- Feasibility
- Total project cost
- Financing
- Potential sale price
- Potential margin
- Project timeline
- Risk
The goal is simple: understand the numbers, understand the risk, and make a confident decision.
Phase 2 Outcome
You leave Phase #2 with a land opportunity and project concept that have been evaluated based on the numbers — not emotion.
Fund + Build the Project
Once the land, build plan, and project numbers are clear, determine the funding structure and move into construction with Chris’s network, systems, and guidance.
Now that the land, intended build, and project economics are clearer, determine what funding the project may require.
Members may receive access to resources involving:
- Chris’s lending relationships
- Construction lending resources
- Hard-money relationships
- Private lending
- Private-equity relationships
- Project-specific funding options
Financing is not guaranteed and remains subject to lender, borrower, project, underwriting, and qualification requirements.
Gain access to construction relationships Chris has spent more than 20 years building and vetting.
As the project reaches the appropriate stage, members may receive access to:
- Vetted subcontractors
- Architects
- Engineers
- Construction professionals
The value is not receiving a random contractor list. It is gaining access to relationships Chris has already spent years testing — staged and introduced when appropriate.
Know what happens next instead of figuring it out as you go.
Members may receive guidance around:
- Construction sequencing
- Project scheduling
- Build milestones
- Construction checklists
- Which professionals become involved at each stage
- What decisions need to happen before the next stage begins
A clear roadmap reduces confusion and keeps the project moving in sequence.
Learn enough about construction to intelligently manage your investment.
This may include guidance around:
- Reading blueprints
- Understanding plans
- Construction sequencing
- Jobsite communication
- Managing subcontractors
- Knowing what should be happening in the field
ISI is not trying to turn you into an architect or engineer. It is helping you become a more capable developer and project owner.
Showroom Access With Builder Pricing on Materials
Members may gain access to Chris’s design-center ecosystem for cabinet layouts, flooring, countertops, fixtures, hardware, finish selections, 3D renderings, and material coordination.

Because Chris’s companies purchase materials at significant volume, members may have access to certain materials at pricing that can be more favorable than standard retail.
Use real construction systems designed to reduce mistakes, confusion, and expensive surprises.
This may include:
- Project documentation
- Construction checklists
- Scheduling systems
- Material selections
- Construction specifications
- Construction Spec Book / Construction Bible concept
- Real-world project guidance
The goal is to have one organized system for managing the details of the build.
Phase 3 Outcome
Our goal is to move you from a financially assessed opportunity and validated land deal into a funded, organized ground-up new-construction project with experienced guidance at your side.

Is this a course?
No. ISI Collective is guided access and real-world support, not a library of pre-recorded lessons. You get direct mentorship, a real network, and staged access to resources as you progress.

No. Members come from different backgrounds. What matters is that you're serious, ready to follow a real process, and prepared to do the work.
Do I need real estate experience?
No, but you should be ready to learn quickly and act on guidance. This is built for people who are ready to move, not just curious.
Do I need perfect credit?
No. Members start from different financial positions. Part of Phase 1 is understanding exactly where you stand and what — if anything — needs to be addressed first.
Is financing guaranteed?
No. Financing is subject to third-party approval and individual qualifications. ISI Collective provides guidance and resources, not guaranteed funding.
How involved is Chris?
Directly. That's the entire reason membership is limited to 10 — Chris is personally involved and wants to stay that way.
Do I get access to contractors?

What happens after I apply?

Does ISI guarantee results?
No. Real estate development involves risk, and results vary. Past performance does not guarantee future results.
